Ta Win sells Klang factory for RM44.5m to reduce debt and streamline operations

TA WIN Holdings Bhd, through its wholly owned subsidiary Ta Win Industries (M) Sdn Bhd, is disposing of a 16,187 sq m industrial land and factory in Klang, Selangor, for RM44.5 million to Metal Recovery Industries Sdn Bhd.

The group had ceased operations at the facility in November 2024 due to high operating costs and the inability to achieve profitability.

Despite the property’s valuation at RM47.7 million, the RM44.5 million consideration was the highest offer received after marketing the asset through multiple real estate agents.

The specialised facility, which was tailored for copper wire and rod manufacturing, has limited appeal outside the metal smelting sector, narrowing the pool of potential buyers.

Proceeds from the disposal will be used to fully settle a RM18.72 million loan secured against the property, which carries an annual interest cost of RM991,842.73.

The remaining balance will be allocated for working capital and to cover estimated disposal-related expenses.

Based on the property’s book value, the proposed disposal is expected to result in a net loss of approximately RM3.6 million.

Completion of the transaction is anticipated in the second half of 2025. — TMR
