EcoWorld, SD Guthrie and NS Corp cement partnership to develop RM3b industrial park in NS

ECO World Development Group Bhd, SD Guthrie Bhd and NS Corporation Sdn Bhd (NS Corp) have today formalised their partnership with the signing of a shareholders’ agreement to develop Eco Business Park 7 (EBP 7) in Negeri Sembilan.

The agreement outlines the shareholdings in Eco Business Park 7 Sdn Bhd, the special purpose vehicle (SPV) established to execute the project.

EcoWorld will hold a majority stake of 55%, while SD Guthrie’s wholly owned subsidiary, SD Guthrie Land Ventures Sdn Bhd (SDGLV), holds 30%, and NS Corp the remaining 15%.

This follows the signing of a sales and purchase agreement (SPA) on April 18 2025, which itself followed a memorandum of understanding (MoU) signed on December 18, 2024.

The shareholders’ agreement details the terms under which the partners will collaborate, including the acquisition of approximately 1,195 acres of freehold land in Jimah, Port Dickson, Negeri Sembilan, through the SPV.

The land, located within Parcel C of Malaysia Vision Valley 2.0 (MVV 2.0) – the key economic corridor on Peninsular Malaysia’s west coast – will be developed into an integrated industrial park featuring commercial hubs.

Eco World Project Management Sdn Bhd, a wholly owned subsidiary of EcoWorld, will oversee the project’s development.

The estimated gross development value (GDV) of EBP 7 is RM2.95 billion.

Strategically positioned, the development will benefit from access to the proposed Nilai-Labu Expressway, linking it to vital infrastructure and logistics centres such as Kuala Lumpur International Airport, Port Klang, and the PLUS Highway, enhancing connectivity for businesses.

The project is part of a broader initiative to drive sustainable development in Negeri Sembilan, attract both local and foreign investment, generate high-value employment opportunities, and support the state’s economic growth ambitions.

Launched in December 2018, MVV 2.0 spans about 380,000 acres across Seremban and Port Dickson districts, with six development parcels designed to complement Greater Kuala Lumpur’s expansion. — TMR
